When you are completely certain you have made the right decision and chosen a property that's right for you,  you will be in the position to make an offer.  This is an important time for all parties to keep in good contact with each other, in order to anticipate any potential issues with the sale, and to iron out any problems as and when they arise to ensure a smooth sale.  This can sometimes be a frustrating process, however, especially in the current market, most Parties usually manage to come to a good result for all.
Once your offer has been accepted we would accompany you to the Agent selling the property to pay the 3000 Euros Reservation Fee.  A Reservation Document valid for 14 days will be raised to acknowledge receipt of payment or proof of transfer.  At this stage you would appoint a Solicitor in order for them to check the Sellers documentation is all in order, and all Parties can proceed to the signing of the Private Contract.  However, the property would have been taken off the market, so in Spanish style, breath and relax!
When the Private Contract is signed, 10% of the final sales price is required (minus the 3000 Euros Reservation Fee already paid). At this stage it is very costly for either party to withdraw from the contract, and rarely happens.  A completion date will be arranged for anywhere between a week or a few months, depending on the agreements made during the negotiation process.  Payment and commissions will be made at the notary with your Solicitor.  Some of the documents below may help you with this process.

As a guide, it is best to allow between 8 and 10% of the final sale price .  So always bear this in mind before making an offer...

Should you pull out during the 14 days for any other reason than stated as a special condition on the Reservation Form, you will not be entitled to a refund of the 3000 Euros.
