The standard length of a long term rental contract is 11 months, however some owners will agree to a 6 month contract, especially over the Winter Season of November to April.

Prices you see advertised are per month, the first month being paid in advance on the day you sign the contract and get the keys for the property. 

Rent sometimes includes water, but in most cases electricity is extra.  'Community Fees' cover the maintenance of the communal areas and should be included in your monthly rent, but always check.
We recommend companies with the best reputations, including Spain's leading installers of Sky satellite, FreeSat and wireless broadband covering Nerja area. An engineer usually can visit within 24-48 hours of your request. See information page.
Normally equivalent to one months rent to reserve the property. - usually can be up to around 6 weeks before you move in. This will be held as your damage deposit.

The first month's rent is payable on the day of signing the contract and collecting the keys.  You will also be provided with an inventory of the property and Landlord's details.

Commission for the agent will be taken by the landlord and you will not be charged for this service.

You will need to pay one month's rent the moment you decide you have found your perfect property. 

Often is it normal that the Agency takes this in cash, as they pass it straight to the owner.   Therefore bear in mind, most cash machines will only allow 300 Euros to be withdrawn within a 24 hour period.

You will need to take your passport to be photocopied, and give your contact details.  Often the receipt will state that this amount or part of is non-refundable - always be aware of this clause, and make certain you have made the right choice.
It is standard to pay two months up front prior to moving into the property.  With the recent fluctuations in the housing market, many are deciding to rent first, and see how things progress.  Therefore if you find the property that meets your criteria, it is essential to be in a position to reserve the property, as the best get snapped up sometimes within a day of being vacated!
