Our fees, for selling your property are 2.95% Sole Agency, and 5% multiagency if you put it with other agents as well . Minimum sole agency contract is only 1 month, so if we don't give you the service you expect, you are not tied in for 6 months like with some other agencies.
Once we have taken photos of the property, we will load it onto our system within 48 hours and start marketing the property. The details will be sent to all of the buyers we have on our database looking for that type of property. We as have a mailing list of over 60 other Real Estate Agents in the area that we will email with your property within 48 hours of taking it on our books. We appreciate the effort involved in preparing your house for a viewing, so will always give you as much notice as we can. If you are not living in the property you can leave keys safely with us, and we will always check if it is rented out first.
We will ask you to sign a standard contract to allow us to market your property, stating the commission rates and length of contract.
Also there is some new legislation in Spain, called Decreto 218, in order to give added protection to all parties involved in the process.
We will need to hold a copy of your passport, Escritura, and a Nota Simple less than 3 months old (we can apply for this for you). Also a copy of your latest IBI tax bill and a copy of your community fees if you are on an urbanisation.

It is always interesting to know what the viewers thought, and now factors such as receiving funds in sterling etc can sometimes add to the negotiation process.
