Situated on the East side of Nerja, all of these popular urbanisations are accessible on the hourly bus service, which runs every 30 minutes in Summer. Built around 30 years ago, they are made up of a apartments, townhouses & some villas. They are very well known to local holiday makers as well as residents, and many have excellent proven rental history.
If you buy on any urbanisation in the area, you will be required to pay a Community Fee every year.
These fees cover the maintenance of the communal garden areas, pool if there is one, painting of the exterior of the property (usually every 3 years) and sometimes includes water.
These can vary but can be 500-2000 Euros a year depending on the urbanisation and its facilities, size and type of the property, desirability, access roads...
Always find out what the fees are before your purchase so there are no surprises later on!
Capistrano Pueblo (village)
The first of the Capistranos to be built. Beautifully maintained, and with 2 lovely pools, grocery store, bars and laundry, it is very popular with holiday makers. It is surrounded by smaller areas such as Alhambra & Jardines de Nerja and due to its slightly elevated position most properties are South facing with sea & mountain views.
San Juan de Capistrano
Surrounded by a Natural Park, San Juan is also a popular holiday area. There is one large pool with fabulous views and a few more facilities including the restaurant Las Torres, a new venue popular wedding parties. Community fees are lower here as it is slightly further out of town. Some properties are on the mountain side so remember there may be quite a few stairs!
Oasis de Capistrano
Slightly less well known, and much smaller is Oasis which is built in a lush green area closer to Burriana Beach. The urbanisation is quieter as there are fewer facilities, but it has 2 beautiful pools, views to the sea and a stream filed with fish running through the communal gardens. Properties are slightly more expensive in this area.
Capistrano Playa
Ideal for beach lovers, this urbanisation is built over looking Burriana beach, with fantastic views of the sea. Again, there is a communal pool, bar and restaurant, and the apartments have good rental potential. There are escalators, but the nature of the award winning design of the complex means there are areas which are accessible by steps.
